Newmarket, Ontario · price, rent and yield

Newmarket Yield Desk

Enter a home and see five years of sale prices, recent comparable sales and rentals, gross yield, a rent-supported valuation at each year's mortgage rate, and where the market sits in the DiPasquale-Wheaton four-quadrant model.

Assumptions you can change

Average 5-year fixed mortgage rate applied to each year (percent). Edit a rate and every table and chart updates.

Rent-supported value = (annual rent × (1 − operating costs)) ÷ (mortgage rate + spread). At a spread of 0 the home's net rent just covers interest on its full price. It ignores price growth, so a gap above zero means buyers are paying for expected appreciation.

Replace the sample comps with real ones

Paste rows from your MLS or TRREB export, one per line: date, street, type, beds, sqft, price for sales and date, street, type, beds, sqft, rent for rentals. Dates as YYYY-MM-DD. The first five rows are used. For new construction, paste one row per year: year, starts, single/semi completions, townhouse completions, apartment completions.
